Process

Six phases.
One team accountable across every one.

Every Cruz Development project runs the same structured arc, whether it's a ground-up custom home in Paradise Valley or a whole-home remodel in Gilbert. Knowing what comes next — and when — is the first thing we sell.

  1. Discovery call

    30 minutes

A direct conversation with Matthew to talk through what you're thinking, the lot or existing home, budget realism, and whether we're the right team for the work. No sales pitch.

    • Scope and site walk-through
    • Honest feasibility read
    • Budget and timeline bands
  2. Design + pre-construction

    2 to 4 months

Architectural plans, interior and exterior selections, structural engineering, and a line-item cost estimate. We coordinate directly with your architect or ours, lock selections early to prevent change-order drag, and finalize the construction contract before permit submittal.

    • Approved plans + selections
    • Line-item cost estimate
    • Fixed-price construction contract
  3. Permit + municipal review

    4 to 12 weeks

We submit, respond to comments, and carry the permit through issuance. Chandler and Gilbert typically move fastest; Paradise Valley requires Town Council approval and runs longest. We surface timeline risks before they become schedule surprises.

    • Issued building permit
    • HOA and design-review approvals
    • Utility and grading clearances
  4. Construction

    12 to 18 months

Ground-breaking through framing, envelope, MEP rough-in, insulation, drywall, and finish trades. Our in-house crew runs framing, cabinetry, millwork, roofing, paint, and outdoor living. You get one weekly update from Matthew and site access whenever you want it.

    • Weekly written + photo updates
    • On-demand site visits with Matthew
    • Inspection pass-throughs documented
  5. Final finish + punch

    3 to 6 weeks

Selections installed, fixtures and appliances set, paint touch-up, final cleaning, and your personal punch walk. Nothing leaves the punch list unresolved before we hand you the keys — we'd rather delay turnover a week than close out with open items.

    • Joint punch walk with Matthew
    • Full deficiency resolution
    • Certificate of occupancy
  6. Move-in + warranty

    Ongoing

Post-close walkthrough at 30 and 90 days and at year-end. You have one phone number for anything that needs a return visit. Warranty service is Matthew's team — not a sub we'd have to track down.

    • 30-day, 90-day, 1-year walkthroughs
    • Single point of contact for service
    • Written warranty documentation
